RENTING GUIDE
1.Once you picked your dream property you need to act quick, Rent market
is fast, so to avoid disappointments you need to secure your home. In order to
do it we require a holding deposit* – this shows your willingness to
proceed with rental process, will take the property off the market and hold it
for yourself (subject to satisfactory references), the sum would be
deducted from the final balance due prior signing an agreement.
We will agree a move in date and you will be given a tenancy application form,
which you will be asked to complete and return to us as soon as you can. The
holding deposit* will be refunded in full should the landlord change his
mind, however will not be refunded should you pull out of the deal for any
reason or you reference check comes back unsatisfactory.
2. Before setting up a tenancy we will take up references on you and
carry out a credit assessment.
It is essential that all the information requested is supplied and the
application form provided fully completed and legible – missing information will
delay your application and may endanger your preferred choice of property.
When completing the reference application form, you will need to have the
following information / supporting documents with you:
• Your bank details including account number and sort code
• The full address of your current property, including the post
code
• The full company name, address and post code of your employer (if
applicable)
• Details of all income including wage / salary, this must be
regular and verifiable
• A contact name and telephone/fax number for your employer’s
personnel department
• A contact name / company name, address, daytime telephone and fax
number of current letting agent or landlord (if applicable)
We will also require you to provide a proof of identity such as:
• Valid passport
• National identity card
• Full SL driving license
Please ensure that ALL referees you have provided have been advised that they
will be contacted by a referencing agency.
3. Provided all references are in place and satisfactory we will now
close the deal by signing relevant documents and collecting the balance in
either cash or banker`s draft (please note that no other forms of payment will
be acceptable at this stage as we need clear funds before we can sign Tenancy
Agreement and release any keys to the property).
After all is done and dusted we will perform a check in, take down meter
readings at the property and leave you to settle in comfortably at your new
place.
